Zoning lookup

Tell us your use. We'll tell you where it's zoned.

Pick what you're doing inside the building. industrio shows you which zoning designations permit it across the GTA — as-of-right, by minor variance, or prohibited — with a direct link to each municipality's by-law.

Zoning is municipal and by-law versions change. Treat this as a planning shortlist — always confirm with the city's planning department or a zoning consultant before signing.

How zoning maps to your deal

Every site check should answer three questions.

Is the use permitted as-of-right?

If yes, you can typically apply for a building permit without planning approval — the fastest path to move-in.

Does it require a minor variance?

Minor variances go to the Committee of Adjustment. Budget 8–14 weeks, neighbour notice, and a planner's fee — plus some risk of refusal.

Is it prohibited or legal non-conforming?

Prohibited means a full zoning by-law amendment (months of process); legal non-conforming use can continue but not expand.
